New developments in the reduction of registration fees on real estate transactions in Brussels

The Government of the Brussels-Capital Region has recently approved a draft ordinance which provides for changes to the regional system of registration fees when purchasing a property that will serve as the main residence of the buyers.

These changes will make the purchase of a home in the Brussels Region cheaper from a tax point of view.

Specifically, there are three changes to the registration fee :

  • The first change increases the exemption limit from currently € 175,000 to € 200,000;
  • The second amendment introduces an additional exemption in case of major energy renovation of the property (€ 25,000 exemption per energy class jump, provided there is an improvement of at least two hops);
  • The third change regards the ceiling above which the property can no longer benefit from any exemption. This ceiling is increased from currently € 500,000 to € 600,000. 
The text must now be submitted for opinion to the Brussels social partners, the Brussels Environment Council, and the Federal Public Service Finance, who will evaluate the technical feasibility of this reform, which should enter into force on 1/01/2023.
